Sealcoat done right adds 5–10 years to your asphalt. Done wrong, it's a glorified paint job. Here's what we do — and what we never skip.

i.

Surface evaluation by the owner

Paul inspects the property personally. Crack severity. Drainage. Oil staining. Sub-base condition. If sealcoat won't actually help, he'll tell you straight.

ii.

Thorough surface prep

Power-sweep and blow the surface clean. Pressure-wash oil stains. Edge-trim where grass is encroaching. Sealcoat only bonds to a clean surface — most failures come from this step being rushed.

iii.

Crack fill before seal

All cracks 1/4 inch and wider get hot-pour rubberized sealant first. Skipping this step is why most sealcoat jobs fail at the cracks within 18 months. We don't skip it.

iv.

Two-coat commercial-grade sealcoat

Coal-tar or asphalt-emulsion sealcoat applied in two thin coats. Squeegee for edges and tight areas, spray for the open surface. Even coverage, no bare spots, no over-application puddling.

v.

Re-striping if requested

Commercial lots get fresh ADA-compliant striping after cure. Long-life traffic paint. Crisp lines. Code-compliant accessible spaces. Included in the quote, not an add-on.

When is the best time of year?
April through October, when temperatures stay between 50°F and 90°F for at least 24 hours after application. We avoid extreme heat days when the surface is too hot for proper cure, and we never apply sealcoat with rain in the 24-hour forecast.

How long to dry?
Sealcoat is dry to the touch in 2 to 4 hours and safe for foot traffic in 6 to 8. Vehicle traffic should wait 24 to 48 hours depending on temperature. Most residential driveways are sealed and back to use the next morning.

Can you fix potholes & cracks without full repaving?
Yes. Pothole patching with hot-mix asphalt and crack filling with rubberized sealant are routine maintenance services that extend pavement life significantly. We evaluate every property to determine whether repair plus sealcoat will hold, or whether overlay or replacement is the smarter long-term call. Honest answer either way.

Do you sealcoat commercial lots?
